ARTICLE 1: PURPOSE AND SCOPE<\/strong><\/h2>

These General Terms of Use (hereinafter “GTU<\/strong>“) define the terms and conditions under which the company Immobili\u00e8re B2<\/strong> (hereinafter “the Publisher<\/strong>“) makes its website (hereinafter “the Site<\/strong>“) and its services available to users (hereinafter “the User<\/strong>“).<\/p>

Accessing and browsing the Site constitutes unconditional acceptance of these GTU.<\/p>

    ARTICLE 3: SITE ACCESS AND SERVICES PROVIDED<\/strong><\/h2>

    The Site is accessible free of charge from any location to any User with Internet access. All costs incurred by the User to access the service (computer hardware, software, Internet connection, etc.) are their responsibility. <\/p>

    The Site notably offers the following services:<\/p>

    • Consultation of real estate listings (sale, rent, life annuity sales, etc.);<\/li>
    • Connecting with the Immobili\u00e8re B2 agency for information requests or organizing viewings;<\/li>
    • Request forms for property valuations and appraisals;<\/li>
    • Subscription to real estate alerts and informative communications.<\/li><\/ul>

      The Publisher implements all means at its disposal to ensure high-quality access to the Site. However, it does not guarantee the continuous availability of the Site and may interrupt access for maintenance, development, or update purposes. <\/p>

      ARTICLE 4: REAL ESTATE LISTINGS AND INFORMATION<\/strong><\/h2>

      The real estate information and listings published on the Site are provided for indicative purposes only and are non-contractual.<\/p>

      Despite the care taken in verifying data (surface areas, prices, availability, charges, EPC energy performance), Immobili\u00e8re B2 cannot guarantee the absolute accuracy of information provided by owners or third parties. Displayed prices are inclusive of all taxes (TTC) and specify, where applicable, the breakdown of fees and commissions in accordance with Belgian legislation. <\/p>

      ARTICLE 5: INTELLECTUAL PROPERTY<\/strong><\/h2>

      All elements appearing on the Site (notably texts, photographs, visuals, plans, logos, trademarks, graphic charters, databases) are protected by intellectual property and copyright laws in force in Belgium.<\/p>

      Any reproduction, representation, modification, publication, or adaptation of all or part of the elements of the Site, regardless of the means or process used, is prohibited without the prior written authorization of Immobili\u00e8re B2.<\/p>

      ARTICLE 6: LIABILITY AND FORCE MAJEURE<\/strong><\/h2>

      The Publisher shall not be held liable:<\/p>

      • In the event of a malfunction, failure, difficulty, or interruption of operation preventing access to the Site;<\/li>
      • For direct or indirect damage caused to the User’s equipment when accessing the Site (viruses, cyberattacks, incompatibility);<\/li>
      • For the inappropriate or fraudulent use of information present on the Site by the User.<\/li><\/ul>

        ARTICLE 7: CONSUMER MEDIATION<\/strong><\/h2>

        In the event of a dispute between the User (consumer) and the agency regarding the services provided, the User has the option to use the Mediation Service for the real estate sector (IPI Mediation Commission) or the Consumer Mediation Service free of charge:<\/p>

          ARTICLE 8: APPLICABLE LAW AND JURISDICTION<\/strong><\/h2>

          These GTU are governed by Belgian law.<\/p>
